The one fact that changes what you should do: demand grew much faster than supply. That means well-priced homes still had buyers, even with rates above 7%.

CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That is a real headwind for buyers. Yet Summerlin kept moving.

Pending sales tell a similar story. The Real Estate Data Aggregator counted 733 pending sales area-wide, up 11.2% year over year. Buyers kept signing contracts even as rates climbed.

What rates above 7% mean for Summerlin

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC put the average 30-year conforming rate at 7.49% the week of October 7, 2026. That is a real cost for buyers.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, up 0.9 percentage points year over year. Not every home sells at ask. Pricing matters more when rates are high.

Yet the Real Estate Data Aggregator shows Summerlin's pending sales rose 11.2% area-wide. Buyers are still moving. They are just more careful about price.
