The Real Estate Data Aggregator counted 1,171 homes sold across Southwest Las Vegas in the three months ending July 31, 2026. That is up 12.7% from a year earlier. That 12.7% sales gain came alongside a 22.4% price-drop rate in Las Vegas, according to Redfin. Not every home sold fast or at the first number. But more homes sold. That is worth noting.

Price cuts are real, and they are not just here

Redfin reported that 21% of U.S. home sellers dropped their asking price in the four weeks ending September 20, 2026. The Las Vegas rate of 22.4% sits just above that national figure. Realtor.com noted that price cuts in September 2026 reached 20.8%, the highest since October 2022. Mortgage rates topped 7% in September 2026 for the first time since January 2025, according to Realtor.com. Higher rates put pressure on buyers, and that pressure shows up in price cuts.

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. Redfin reported U.S. home prices rose 0.25% month over month in August on a seasonally adjusted basis. The national trend is still up, just slowly. That slow climb is the backdrop for what you see here in Southwest Las Vegas.

Realtor.com put the Las Vegas-Henderson-North Las Vegas median home price at $464,900 in September 2026. The median asking rent for zero to two bedroom properties in the metro came in at $1,451 in August 2026, per Realtor.com. That compares with a national median asking rent of $1,699 across the 50 largest metros, also from Realtor.com. Las Vegas rents sit below the national figure, which is worth knowing if you are weighing owning against renting. One more rental note: Realtor.com reported that 69.6% of zero to two bedroom rental listings in the Las Vegas-Henderson-North Las Vegas metro offered a concession in August 2026. That is a high share, and it tells you landlords are working to fill units.
