Henderson listings rose, but sales stayed almost flat
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 1,296 homes for sale across Henderson in the three months ending August 31, 2026. That is up 6% from the same period in 2025. More supply means you have more negotiating room, whether you are buying or selling.
But buyers did not walk away. The Real Estate Data Aggregator counted 908 pending sales across Henderson in those same three months. That is up 0.9% from a year before. Demand edged up even as supply grew. That is a steadier market than the headline suggests.
Realtor.com reported that 25% of listings in the Las Vegas-Henderson-North Las Vegas metro had price cuts in September 2026. That is the highest share since 2018, according to Realtor.com. So a quarter of sellers already adjusted. If your price has not moved, that context matters.
Realtor.com also reported that mortgage rates topped 7% in September 2026. CNBC reported the average 30-year fixed rate hit 7.49% as of October 7, 2026. Higher rates slow some buyers. That is part of why sales dipped 2% across Henderson, even as pending sales crept up.
How each ZIP code read in the three months ending August 31, 2026
The four Henderson ZIP codes tell different stories. Prices rose in three of them and slipped in one. Days on market stretched in three of the four. Not every home is sitting, but more are taking longer.

ZIP 89015: prices up, days a little shorter
The Real Estate Data Aggregator put the median sale price in 89015 at $425,000. That is up 6.3% from a year before. Homes sold in a median 54 days, one day shorter than last year. Sale to list price was 98.4%, up 0.4 points. This ZIP held up well.
Not every sign pointed up. The Real Estate Data Aggregator counted 192 homes sold in 89015, down 1.5% from a year before. Only 8.9% of homes sold above list price, down 4.4 points. Fewer bidding wars, but prices still moved higher.
ZIP 89014: inventory jumped nearly 30%
The Real Estate Data Aggregator counted 170 homes for sale in 89014. That is up 29.8% from a year before. More choice showed up fast. Median days on market stretched to 61, which is 13 days longer than last year.
Even so, the Real Estate Data Aggregator counted 115 pending sales in 89014, up 3.6%. The median sale price was $437,500, up 4.2%. Buyers are still active. They just have more options and are taking more time.
ZIP 89012: the highest prices, and the longest waits
The Real Estate Data Aggregator put the median sale price in 89012 at $587,500. That is up 10.5% from a year before. But homes sat a median 66 days, which is 14 days longer than last year. Higher prices and longer waits can go together when supply also grows.
The Real Estate Data Aggregator counted 255 homes for sale in 89012, up 11.4%. Months of supply reached 4.8, up 0.4 months. Pending sales were 156, down 5.5%. Buyers in this ZIP are more selective right now.
ZIP 89011: the most sales, but prices dipped
The Real Estate Data Aggregator counted 384 homes sold in 89011. That is the highest of any ZIP here. But the median sale price was $484,000, down 3.7% from a year before. Volume stayed high while prices gave a little ground.
The Real Estate Data Aggregator counted 422 pending sales in 89011, up 2.4%. Sale to list price was 98.7%, the highest of the four ZIPs. Buyers in 89011 are still paying close to asking. The price dip likely reflects the mix of homes sold, not a collapse in demand.
What the wider picture adds
Realtor.com reported a median home price of $464,900 for the Las Vegas-Henderson-North Las Vegas metro in September 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Henderson's price gains in three of four ZIPs sit above that national pace.
Rates are a real factor. CNBC reported the average 30-year fixed rate at 7.49% as of October 7, 2026. That slows some buyers. It also means sellers who price carefully tend to do better than those who wait for an offer that may not come.
- Henderson inventory rose 6% and new listings climbed 6.7%, per the Real Estate Data Aggregator.
- Pending sales still edged up 0.9%.
- Prices held or grew in three of four ZIP codes.
- Homes are taking a little longer to sell in most areas, and Realtor.com found 25% of metro listings had price cuts in September 2026. The market is not stalled.
- It is more balanced than it was a year ago.
One more thing worth knowing. The numbers above cover whole ZIP codes. One street can read very differently from the ZIP around it. A block with newer builds, a different school zone, or a busier road can shift the days on market and the final price by more than you would expect.
