Summerlin sales rose while listings barely changed

Real estate, Summerlin Area

The biggest thing to know right now: demand in Summerlin climbed sharply while supply stayed almost flat. That means pricing and timing still matter a lot, even with borrowing costs where they are.

CNBC reported the average 30-year fixed rate at 7.41% as of October 21, 2026. That is not a small number. Even so, buyers kept showing up.

The Real Estate Data Aggregator counted 753 homes sold across Summerlin in the three months ending August 31, 2026. That is up 21.3% from the same months a year before. New listings across the same four ZIP codes rose just 0.7%, also per the Real Estate Data Aggregator. More buyers, barely more homes. That gap is what shapes every price conversation right now.

Pending sales area-wide rose 11.2% year over year, per the Real Estate Data Aggregator. That tells you the pipeline heading into fall is healthy. Homes for sale actually fell 5.1%. So the shelves are a little thinner, not fuller.

How each ZIP code read differently

The area-wide number is real, but each ZIP tells its own story. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

The price picture, ZIP by ZIP

Prices moved in different directions. The Real Estate Data Aggregator shows 89135 led with a median of $877,500, up 11.1% year over year. ZIP 89138 came in at $800,000, up 5.3%. ZIP 89134 held nearly flat at $495,000, up just 0.2%. ZIP 89144 dipped: the median there was $525,000, down 10.3%. Not every ZIP moved the same way. That is worth knowing before you pick a number.

Speed: how fast did homes go under contract?

The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. In 89138, that share was 24.6%, up 3.2 points from a year before. In 89134, it was 23.7%, up 6.6 points. In 89144, it was 19.5%, down 6.1 points. In 89135, it was 17.2%, down 17.3 points. So the fastest-moving ZIPs got faster, and the slower ones got slower. The spread between them widened.

What the national picture adds

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Summerlin's stronger ZIPs outpaced that. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026. Summerlin is not immune to that pressure, especially in ZIPs where days on market stretched longer. CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. That context explains why buyers in every ZIP are taking a little longer to decide.

In short
  1. 753 Summerlin homes sold in the three months ending August 31, 2026, up 21.3%, while new listings rose just 0.7%.
  2. Demand held up despite a 7.41% average rate.
  3. But each ZIP moved differently: prices rose in 89135 and 89138, barely budged in 89134, and dipped in 89144. Days on market lengthened in three of four ZIPs.
  4. One street can read very differently from the ZIP code around it.
