Summerlin sales rose while listings barely changed
The one fact that changes what you should do: demand grew much faster than supply. That means well-priced homes still had buyers, even with rates above 7%.
CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That is a real headwind for buyers. Yet Summerlin kept moving.
The Real Estate Data Aggregator counted 753 homes sold across Summerlin's four ZIP codes in the three months ending August 31, 2026. That is up 21.3% from the same stretch in 2025. New listings rose only 0.7%. So more buyers chased roughly the same pool of homes.
Pending sales tell a similar story. The Real Estate Data Aggregator counted 733 pending sales area-wide, up 11.2% year over year. Buyers kept signing contracts even as rates climbed.
How each ZIP code read
The four ZIP codes did not all move the same way. That matters if your home sits in one of them.

What rates above 7% mean for Summerlin
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC put the average 30-year conforming rate at 7.49% the week of October 7, 2026. That is a real cost for buyers.
