Summerlin sales rose even with mortgage rates at 7.4%
Redfin reported the weekly average mortgage rate hit 7.4% on October 8, a three-year high. That is a real headwind. Yet the Real Estate Data Aggregator counted 753 homes sold across Summerlin Area in the three months ending August 31, 2026. That is up 21.3% from the same months a year ago. People are still moving here.
Sales rose even as the Real Estate Data Aggregator showed homes for sale area-wide fell 5.1% year over year to 995. Fewer choices, more buyers. That keeps sellers in a reasonable position, even at 7.4% rates.
Pending sales area-wide rose 11.2% year over year, the Real Estate Data Aggregator shows. That tells you contracts are being signed right now, not just closed from earlier months. Demand did not disappear when rates climbed.

Nearly 1 in 4 homes in 89134 went under contract within two weeks of listing, the Real Estate Data Aggregator shows: 23.7%, up 6.6 points year over year. Priced right, homes here are moving quickly.
ZIP 89135: prices up 11.1%, but homes are taking longer
The Real Estate Data Aggregator put the median sale price in 89135 at $877,500, up 11.1% year over year. That is the strongest price gain of any Summerlin ZIP. Sales rose 13.2% to 206 homes. Not every home moved fast, though. The median days on market grew 17 days longer to 65 days. Buyers here are more selective.
The share of 89135 homes going under contract within two weeks fell 17.3 points to 17.2%, the Real Estate Data Aggregator shows. Pricing carefully matters more in this ZIP than in others.
ZIP 89138: the most homes sold, prices up 5.3%
The Real Estate Data Aggregator counted 243 homes sold in 89138, up 23.4% year over year. That is the highest raw sales count of any ZIP here. The median sale price rose 5.3% to $800,000. Homes took a median 70 days to sell, 11 days longer than a year ago. Supply ticked up 6.2% to 343 homes for sale.
Still, 24.6% of 89138 homes went under contract within two weeks of listing, up 3.2 points, the Real Estate Data Aggregator shows. The right home at the right price is still moving fast.
ZIP 89144: the fastest seller-to-buyer ratio, but sales dipped
ZIP 89144 is the one ZIP where sales fell. The Real Estate Data Aggregator counted 76 homes sold, down 11.6% year over year. The median sale price also dipped 10.3% to $525,000. That is worth knowing if you own here.
On the other side: 89144 had the highest sale-to-list ratio of any Summerlin ZIP at 97.4%, up 0.7 points. It also had the fewest median days on market at 56, just one day shorter than a year ago. Homes that do sell here are selling close to asking price.
What the national picture adds
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a slower pace than Summerlin's stronger ZIPs. Redfin also noted the median U.S. home-sale price rose just 0.5% year over year for the four weeks ending October 11. Summerlin's 89135 and 89138 are outpacing that.
Fannie Mae's forecast, reported by CNBC on October 14, puts the 30-year fixed rate at 7.5% through 2027. Rates are not expected to drop sharply soon. That makes pricing and timing here matter even more.
- 753 Summerlin Area homes sold in the three months ending August 31, 2026, up 21.3% year over year.
- Rates hit 7.4% and buyers kept coming.
- Three of four ZIP codes saw sales rise.
- Prices moved up in 89135 and 89138, held flat in 89134, and dipped in 89144. Homes are taking a little longer to sell across most ZIPs, so pricing right from day one is the clearest thing a seller can control.
