Summerlin Area sales rose even as inventory slipped
More buyers closed deals in Summerlin Area this summer. Fewer homes were waiting for them. That combination tells sellers and buyers something worth knowing before November 1, 2026.
The Real Estate Data Aggregator counted 753 homes sold across ZIPs 89134, 89135, 89144 and 89138 in the three months ending August 31, 2026. That is up 21.3% from the same months in 2025. Buyers were active here even as the wider U.S. market moved slowly. The Federal Housing Finance Agency reported U.S. house prices rose just 2.4% from August 2025 to August 2026. Summerlin Area kept more pace than that in most ZIP codes.
Sales jumped 21.3% but new listings grew only 0.7%, according to the Real Estate Data Aggregator. That gap is the story. Buyers had more competition for fewer available homes. Pending sales were up 11.2% too, so the momentum carried into contracts, not just closings.
What the national rate picture means here
CNBC reported the average 30-year fixed mortgage rate at 7.37% as of late October 2026. Redfin put the weekly average at 7.32%, down from 7.4% the week before. Rates above 7% slow buyers in many markets. In Summerlin Area, the Real Estate Data Aggregator still counted 733 pending sales in the three months ending August 31, 2026. Demand held up here even with that rate pressure.
