The one fact that changes what you should do: buyers are showing up. The Real Estate Data Aggregator counted 1,085 homes sold across Southwest Las Vegas in the three months ending August 31, 2026, up 6.3% from the same months a year before. More sales without a big price surge means you can price realistically and still find a buyer.

Redfin reported that Las Vegas home prices were down just 0.1% month over month in September and up 1.3% year over year. That is nearly flat. Prices are not falling hard, but they are not climbing fast either. A seller who prices tight to the market has the best shot.

Realtor.com reported that mortgage rates surged above 7% in September 2026 for the first time since January 2025. Higher rates make every dollar of price matter more to a buyer. That is one reason pricing close to market value is working better than reaching high.

Realtor.com also reported that price cuts reached 20.8% of listings nationally in September 2026, the highest share since October 2022. Southwest Las Vegas is not immune to that pressure. Homes that start too high are joining that crowd.
