CNBC reported on October 7, 2026 that the average 30-year fixed mortgage rate reached 7.49%. That is a real headwind. Yet buyers here kept buying. That tells you something about demand in this market.

Across ZIPs 89123, 89183 and 89141 together, the Real Estate Data Aggregator counted 480 homes sold in the three months ending August 31, 2026. That is up 6.2% from the same months of 2025. At the same time, homes for sale across all three ZIPs fell 14.4%, to 676. More sales, less supply. That combination tightens the market for buyers.
