Silverado Rancn, Southern Highlands Has Fewer Homes for Sale, but More Are Still Moving
The one fact that changes what a homeowner should do right now: the Real Estate Data Aggregator counted 676 homes for sale across Silverado Rancn and Southern Highlands in the three months ending August 31, 2026. That is down 14.4% from the same months of 2025. Less competition on the shelf means a well-priced home can stand out more easily.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Silverado Rancn and Southern Highlands moved the other way. Fewer homes on the shelf here, while demand held up.
The Real Estate Data Aggregator counted 480 homes sold across the three ZIP codes in the three months ending August 31, 2026. That is up 6.2% from the same period in 2025. Pending sales also rose, up 1.8% to 502. Buyers are still moving, even with fewer choices.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real cost for buyers. It also means sellers who price carefully have a better chance of reaching the buyers who are still active.
How Each ZIP Code Looks

ZIP 89141: Prices Up, Inventory Down
The Real Estate Data Aggregator put the median sale price in ZIP 89141 at $572,221 for the three months ending August 31, 2026. That is up 7% from the same period in 2025. Homes for sale fell 14.9% at the same time. Fewer listings, higher prices, more homes sold.
Nearly 3 in 10 homes in 89141 went under contract within two weeks of listing, at 29.9%. That share rose 6.5 points from 2025, per the Real Estate Data Aggregator. Homes that are priced right are not sitting long.
ZIP 89123: More Sales, Prices Held Nearly Flat
The Real Estate Data Aggregator counted 165 homes sold in ZIP 89123 in the three months ending August 31, 2026. That is up 7.8% from 2025. The median sale price dipped a little, down 0.7% to $448,000. Prices held close to steady while more homes changed hands.

ZIP 89183: Faster Sales, but Fewer Buyers in the Pipeline
ZIP 89183 had the shortest median days on market of the three, at 49 days, per the Real Estate Data Aggregator. That is 8 days shorter than the same period in 2025. Homes moved faster. But pending sales fell 9.8% and homes sold dropped 13.4%. Not every number pointed the same way.
The median sale price in 89183 came in at $395,000, down 1.7% from 2025. New listings rose 11.8%, which pushed months of supply up 0.8 months to 5.3 months. More listings came in, prices eased a little, and fewer homes sold. That is a different story from the other two ZIP codes.
What the Wider Picture Adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That national gain is real context. But ZIP 89141 outpaced it, while 89123 and 89183 dipped slightly. Local results and national trends do not always move together.
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is worth knowing. In this market, the Real Estate Data Aggregator showed sale-to-list ratios of 98.2% to 99.1% across the three ZIP codes. Sellers here gave up less than the national picture suggests.
CNBC reported that a monthly payment on a median-priced home took about 33% of a median family's income in 2025, up from 26% in 2022. Rates above 7%, per Realtor.com, add to that pressure. Buyers who are ready and pre-approved are in the best position when inventory is this tight.
