Here is the fact that changes the math for every seller right now. Realtor.com reported that mortgage rates moved above 7% in September 2026. That raises the monthly payment on almost every home in Southwest Las Vegas. Pricing your home carefully matters more today than it did a year ago.

Even so, demand held up. The Real Estate Data Aggregator counted 1,085 homes sold across Southwest Las Vegas in the three months ending August 31, 2026. That is up 6.3% from the same three months a year earlier. Buyers are still buying. They are just more careful about price.

Payment pressure is real. Redfin reported the typical homebuyer's monthly payment hit $2,777, near the highest level on record. CNBC reported that Fannie Mae forecasts the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. That is the world your buyer is living in.

More buyers went under contract, but fewer new homes came to market. That balance matters. Sellers have a little less competition than a year ago in some ZIP codes.

How each ZIP code read

The area-wide number tells one story. Each ZIP code tells its own. Some prices rose, some dipped. Some homes moved faster, some slower. Here is what the Real Estate Data Aggregator counted for each ZIP in the three months ending August 31, 2026.

ZIP 89147 was the fastest, with a median of 49 days on market, according to the Real Estate Data Aggregator. ZIP 89146 was the slowest at 78 days, 14 days longer than a year ago. Not every home in a fast ZIP sells fast, and not every home in a slow ZIP sits long.

Quick-contract rates tell a sharper story

The share of homes that went under contract within two weeks of listing shows where buyers are moving with confidence. The Real Estate Data Aggregator tracked this for each ZIP in the three months ending August 31, 2026.

Prices: some up, some down

Realtor.com reported that 20.8% of listings nationwide carried a price cut in September 2026, the highest share since October 2022. Southwest Las Vegas reflects that mix. Some ZIP codes saw prices rise, some dipped.

ZIP 89103 led with a 10.2% price gain. ZIP 89139 rose 5.7%. ZIP 89117 was nearly flat, up 0.3%. The other five ZIP codes saw prices dip, with ZIP 89147 down 4.9% being the steepest drop. Realtor.com put the broader Las Vegas-Henderson-North Las Vegas median at $464,900 in September 2026.

Sale-to-list ratios: sellers are still close

Even where prices dipped, homes sold close to their asking price. The Real Estate Data Aggregator shows sale-to-list ratios ranging from 96.3% in ZIP 89103 to 98.4% in ZIP 89139. That means sellers are not giving away big discounts. But pricing too high still costs time.
