CNBC reported that purchase mortgage applications were 18% lower year over year. Yet the Real Estate Data Aggregator counted 631 homes sold across Seven Hills and Anthem, Green Valley in the three months ending August 31, 2026. That is up 8.2% from the same months last year. Local demand held up while the national mood did not.

The pipeline looks even firmer ahead. The Real Estate Data Aggregator counted 674 pending sales across the three ZIP codes, up 12% from a year before. A pending sale is a signed contract waiting to close. More of them now means more closings are coming.

Realtor.com noted that mortgage rates topped 7% in September 2026, the first time since January 2025. That is a real headwind for buyers everywhere. Still, the local pending count rose. Buyers here are moving, even with rates where they are.

The national picture adds context

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Locally, two of three ZIP codes beat that pace. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a reminder that pricing still matters, even in a market where sales are rising.
