Pending sales are rising faster than listings in Seven Hills and Anthem
Here is the one fact that changes how you should think about this market right now. The Real Estate Data Aggregator counted pending sales up 12% across ZIPs 89052, 89074 and 89044 together, while new listings rose only 2.7% in the same period. Demand grew faster than supply. That is the story.
Nationally, Realtor.com reported active listings were up 5.5% year over year in September 2026. Here, the Real Estate Data Aggregator shows homes for sale across all three ZIPs actually fell 0.6% in the same window. So while the country got more choice, this market got a little less.
Realtor.com also reported that mortgage rates topped 7% in September 2026, the first time since January 2025. Higher rates slow some buyers. Yet pending sales here still climbed. That says something about local demand holding up.
What each ZIP showed
The three ZIPs tell different stories. ZIP 89044 had the strongest move. The Real Estate Data Aggregator counted pending sales up 30.9% and homes sold up 30.4% there. Homes for sale fell 14.3% at the same time. That is a tight pocket of the market.
ZIP 89074 also saw pending sales rise, up 12.2% by the Real Estate Data Aggregator count. Homes sold rose 8.9% too. The median sale price there dipped, though, down 9.6% to $445,000. Not every number points the same way, and that is worth knowing.
ZIP 89052 is the one to watch for price strength. The Real Estate Data Aggregator put the median sale price at $649,950, up 8.3% from a year before. Pending sales there were down 2.9%, so that ZIP moved differently from the other two.

| Median sale price | $649,950 | $445,000 | $550,000 |
| Price change vs. year before | +8.3% | -9.6% | +6.8% |
| Pending sales change | -2.9% | +12.2% | +30.9% |
| Homes sold change | -9.1% | +8.9% | +30.4% |
| Median days on market | 58 days | 55 days | 74 days |

Realtor.com noted that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a real signal for sellers setting a price. Here, the sale-to-list ratio stayed at 97.1% in 89052 and 98.3% in both 89074 and 89044, per the Real Estate Data Aggregator. Homes that priced well still closed close to asking.
How fast are homes moving?
The Real Estate Data Aggregator put median days on market at 58 in 89052, 55 in 89074 and 74 in 89044. ZIP 89044 is taking longer, up 18 days from a year before. Not every home sold fast. That is an honest read.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. In 89052, the Real Estate Data Aggregator shows prices rose 8.3% in the same window. That is more than three times the national pace.
