Mortgage rates topped 7% for the first time since January 2025, Realtor.com reported on September 30, 2026. That is the backdrop for every seller and buyer in the Northwest area right now.

But one ZIP code moved in a different direction. In the three months ending August 31, 2026, ZIP 89143 grew sales and raised its median price at the same time. That does not happen everywhere.

ZIP 89143: the standout

The Real Estate Data Aggregator counted 96 homes sold in ZIP 89143 in the three months ending August 31, 2026. That is up 24.7% from the same months of 2025.

At the same time, the median sale price rose 29.6% to $602,500, according to the Real Estate Data Aggregator. More sales and a higher price together is a meaningful signal.

Pending sales in ZIP 89143 rose 41.4% year over year, the Real Estate Data Aggregator shows. That means more buyers are committing to homes there, even with rates above 7%.

The Real Estate Data Aggregator put the sale-to-list price at 99.4% in ZIP 89143. Nearly 1 in 5 homes sold above list price. Both figures improved from a year before.

The rest of the Northwest area

The other three ZIPs tell a quieter story. The Real Estate Data Aggregator shows median prices fell in ZIP 89149 and ZIP 89129 compared with a year ago.

ZIP 89149 saw its median price fall 7.4% to $475,000, the Real Estate Data Aggregator shows. Homes sold there dipped 1.6%. Days on market stretched 4 days longer than a year ago.

ZIP 89129 had the steepest price drop: down 10.9% to $410,000, per the Real Estate Data Aggregator. Days on market grew 6 days. Months of supply rose to 5.2.

ZIP 89166 is a middle case. The Real Estate Data Aggregator counted 227 homes sold there, up 22% from a year ago. But the median price only edged up 2.1% to $510,000. Pending sales rose 41%, which is a strong forward signal.

The wider backdrop

CNBC reported on October 7, 2026 that the average rate on a 30-year fixed mortgage reached 7.49%. Refinance applications were 56% lower than the same week a year ago, CNBC said.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026. That is up 0.9 percentage points year over year.

Realtor.com also reported that 69.6% of Las Vegas listings for homes with 0 to 2 bedrooms carried a concession in August 2026. That is a sign sellers in parts of this market are working harder to close deals.

The Federal Housing Finance Agency reported on September 29, 2026 that U.S. house prices rose 2.6% from July 2025 to July 2026. The national number is a useful benchmark, but it does not describe any single ZIP code.

The whole Northwest area together

Across all four ZIPs combined, the Real Estate Data Aggregator counted 668 homes sold in the three months ending August 31, 2026. That is up 9.2% from the same period of 2025.

More homes are coming to market and more are going under contract. But the gains are not spread evenly. ZIP 89143 is carrying much of the momentum.

What this means for you

The Northwest area is not one market. It is four ZIP codes, each moving at its own pace. A seller in 89143 is in a different position than a seller in 89129 right now.

Even within a ZIP code, one street can read differently from the whole area. The numbers above cover thousands of homes. Yours is one.

In short
  1. ZIP 89143 grew sales by 24.7% and raised its median price by 29.6% in the three months ending August 31, 2026, even as rates topped 7%.
  2. The other three Northwest area ZIPs saw prices soften.
  3. The area overall sold more homes than a year ago, but the story depends heavily on which ZIP you are in.
