The biggest thing to know right now: which part of Southwest Las Vegas you are in changes everything about your plan. These numbers cover the three months ending August 31, 2026.

Realtor.com reported that 20.8% of listings across the country had price cuts in September 2026, the highest share since October 2022. That is the backdrop. Inside Southwest Las Vegas, the story splits.

How fast homes are going under contract, by ZIP

The Real Estate Data Aggregator counted how many homes went under contract within two weeks of listing. ZIP 89103 led at 31.4%. ZIP 89148 was at 19.3%. That is a 12-point gap inside the same market.

  8. 88911818.6%

So what does that mean? In 89103 and 89117, nearly 1 in 3 homes found a buyer within two weeks. In 89148 and 89118, fewer than 1 in 5 did. Sellers in the slower ZIPs may need more patience and sharper pricing from the start.

The fast side: 89103 and 89117

The Real Estate Data Aggregator counted 122 homes sold in ZIP 89103 in the three months ending August 31, 2026. That was up 16.2% from the same months of 2025. The median sale price was $345,000, up 10.2% from a year before.

In ZIP 89117, the Real Estate Data Aggregator counted 184 homes sold. The median sale price was $516,500, up just 0.3% from a year before. Prices barely moved, but sales volume rose 12.9%. More homes are selling, even if prices are nearly flat.

What rates are doing to buyers right now

CNBC reported the average 30-year fixed mortgage rate rose to 7.49% last week. That is a real headwind for buyers. Realtor.com reported that mortgage rates surged above 7% in September 2026 for the first time since January 2025.

CNBC also reported that applications for a mortgage to purchase a home declined 2% for the week. Applications to refinance were 56% lower than the same week one year ago. Buyers are feeling the squeeze, which is part of why pricing and prep matter more now.

The wider Southwest Las Vegas picture

Across all eight ZIPs together, the Real Estate Data Aggregator counted 1,085 homes sold in the three months ending August 31, 2026. That was up 6.3% from a year before. There were 1,780 homes for sale, up 3.7%. Pending sales rose 4.1% to 1,134.
