Northwest area listings rose, and buyers are still signing contracts

Real estate, Northwest area

Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted 962 homes for sale across the Northwest area in the three months ending July 31, 2026. That is up 20.9% from the same period a year before. More choices for buyers means pricing and terms matter more than they did last year.

But buyers did not walk away. The Real Estate Data Aggregator counted 708 pending sales in the Northwest area for those same three months. That is up 6.9% from a year before. Sellers still have real demand to work with.

Nationally, Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate rose to 7.30% last week. Higher rates slow some buyers. They have not stopped them here.

What the concession picture looks like

Realtor.com reported in September 2026 that 69.6% of Las Vegas 0 to 2 bedroom listings offered concessions in August 2026. That is nearly 7 in 10 smaller homes. Sellers in that range are helping with closing costs, repairs, or rate buydowns to get deals done. If your home fits that size, expect buyers to ask.

What sellers are doing to close deals

With more inventory, sellers are competing harder. Realtor.com reported that 20.8% of U.S. listings saw a price cut in September 2026, up 0.9 points year over year. That is about 1 in 5 nationally. Here in the Northwest area, homes are still closing near list price. The Real Estate Data Aggregator shows sale-to-list ratios between 98.1% and 99.2% across all four ZIP codes. Pricing right from the start still matters more than cutting later.

The broader picture

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The Northwest area median prices ranged from $415,000 to $635,000 across the four ZIP codes. That local spread is wide. One street can read very differently from the ZIP code average.

In short
  1. The Northwest area had 962 homes for sale in the three months ending July 31, 2026, up 20.9% from a year before.
  2. Buyers kept moving: 708 pending sales, up 6.9%.
  3. Prices held close to list in every ZIP.
  4. Concessions are common on smaller Las Vegas homes, per Realtor.com.
  5. Each ZIP code has its own story, and each street has its own too.
