Northwest area has more listings, and sales are still moving up
Here is the one thing every Northwest area homeowner should know right now. The Real Estate Data Aggregator counted 953 homes for sale across the area in the three months ending August 31, 2026, up 14.7% from a year before. More competition means your price and your home's condition do more work than they used to.
The good news sits right next to that number. The Real Estate Data Aggregator also counted 703 pending sales, up 17.6% from a year ago. Buyers are still making moves. The market has more supply and more activity at the same time.
Nationally, Realtor.com reported that 20.8% of listings had a price cut in September 2026. That is up 0.9 percentage points from a year before. The Northwest area is not immune to that pressure. Pricing right from day one matters more than it did last year.
Rates are adding to the picture. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates slow some buyers down. That is one reason sellers need to be sharp on price.
