More homes for sale usually means more competition for sellers. In the Northwest area, the Real Estate Data Aggregator counted 953 homes for sale in the three months ending August 31, 2026. That is up 14.7% from the same months of 2025. So if you are thinking about listing, you have more neighbors doing the same thing.

The national picture adds context

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Month to month, prices rose 0.3% in August, seasonally adjusted. The Northwest area's results sit on both sides of that national line, depending on which ZIP you look at.

Realtor.com reported mortgage rates topped 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate at 7.37% as of late October. That adds to what buyers can afford, and it is part of why days on market stretched a bit in every ZIP code this period.

In short
  1. The Northwest area added more listings and more new homes came to market in the three months ending August 31, 2026. But pending sales rose 17.6% and homes sold rose 9.2%, per the Real Estate Data Aggregator.
  2. More competition for sellers, more choice for buyers, and the market kept moving.

One street can read very differently from the whole ZIP code. Days on market, price per square foot and how quickly buyers respond can all shift from block to block. If you want to know what the numbers look like for your specific address, send me a text.
