Northwest area has more listings, and buyers are still moving
The biggest thing to know right now: buyers have more choices, and they are still writing offers. The Real Estate Data Aggregator counted 953 homes for sale across the Northwest area in the three months ending August 31, 2026. That is up 14.7% from the same months of 2025. More supply means shoppers compare more carefully. Pricing and condition matter more than they did a year ago.
Here is the part that keeps this balanced. The Real Estate Data Aggregator also counted 703 pending sales across the Northwest area in that same period, up 17.6% from a year before. Demand grew faster than supply. That tells you buyers are engaged, not sitting on the sidelines.
Nationally, the picture is a little tougher. Realtor.com reported that 20.8% of listings had price cuts in September 2026. Mortgage rates topped 7% for the first time since January 2025, also per Realtor.com. CNBC reported the average contract rate on a 30-year fixed mortgage fell slightly to 7.41%. Those rates shape what buyers can afford, which shapes what sellers can ask.
Each ZIP code tells its own story
The Northwest area covers four ZIP codes. They moved in the same direction on listings and pending sales, but prices and speed varied a lot. Here is what the Real Estate Data Aggregator counted for each one in the three months ending August 31, 2026.
| 89129 | 89149 | 89166 | 89143 | |
|---|---|---|---|---|
| Median sale price | $410,000 | $475,000 | $510,000 | $602,500 |
| Price change vs. 2025 | down 10.9% | down 7.4% | up 2.1% | up 29.6% |
| Median days on market | 53 | 59 | 60 | 49 |
| Pending sales | 177 | 183 | 244 | 99 |
| Sale to list price | 98.3% | 97.9% | 99.1% | 99.4% |
Where prices rose and where they dipped
Two ZIP codes saw median prices fall compared to last year. The Real Estate Data Aggregator put the median sale price in 89129 at $410,000, down 10.9% from the same months of 2025. In 89149, the median was $475,000, down 7.4%. Those are real dips. Not every seller got what they hoped for.
The other two ZIP codes moved the other way. In 89166, the Real Estate Data Aggregator counted a median sale price of $510,000, up 2.1%. In 89143, the median reached $602,500, up 29.6%. More homes sold there too: up 24.7% in 89143 and up 22% in 89166, per the Real Estate Data Aggregator.
How fast homes are moving
Homes are taking a little longer than last year across most of the area. The Real Estate Data Aggregator counted a median of 49 days on market in 89143, the fastest of the four. That was still 14 days longer than the same period in 2025. In 89129, the median was 53 days, up 6 days. In 89149, it was 59 days, up 4 days. In 89166, it was 60 days, up 2 days.
The share of homes going under contract within two weeks tells a similar story. In 89129, the Real Estate Data Aggregator counted 29.9% of homes going under contract within two weeks, up 5 points from 2025. In 89149, that share was 25.1%, up 5.2 points. In 89143, it was 27.3%, though that was down 11.3 points from last year. In 89166, it was 18.4%, down 5.9 points.
Sellers are still getting close to their asking price
Even with more inventory and longer days on market, sellers are not giving homes away. The Real Estate Data Aggregator put the average sale-to-list ratio at 99.4% in 89143 and 99.1% in 89166. In 89129 it was 98.3% and in 89149 it was 97.9%. All four are close to full price.
The share of homes selling above list price rose in three of the four ZIP codes. In 89129, 16.3% of homes sold above list, up 4.9 points. In 89143, 18.8% did, up 4.5 points. In 89149, 11.2% did, up 3 points. In 89166, 13.2% did, up 3 points. Per the Real Estate Data Aggregator, well-priced homes are still drawing strong offers.
Supply is rising but still moderate
Months of supply measures how long it would take to sell every home at the current pace. The Real Estate Data Aggregator put it at 3.5 months in 89143 and 3.8 months in 89166. Those sit below the 4 to 6 month range that usually signals a balanced market. In 89149 it was 4.8 months and in 89129 it was 5.2 months, both closer to balanced.
- More listings arrived in the Northwest area in the three months ending August 31, 2026. Buyers noticed: pending sales rose 17.6% and homes sold rose 9.2%, per the Real Estate Data Aggregator.
- Prices moved up in two ZIP codes and down in two others.
- Nationally, Realtor.com reported rates topped 7% and more than 1 in 5 listings had a price cut.
- That means prep and pricing matter more than they did a year ago, but demand in this area is real.
One more thing to keep in mind. These numbers cover whole ZIP codes. One street, one block or one price range can read very differently from the ZIP code average. The data above is the starting point, not the whole answer for your home.
