More listings are giving Henderson buyers a bit more room
The one number that changes what sellers should do right now: Realtor.com reported that 25.0% of listings in the Las Vegas-Henderson-North Las Vegas metro had price cuts in September 2026. That is the highest share since 2018. Pricing a home accurately from day one matters more than it has in years.
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 1,296 homes for sale across Henderson's four main ZIP codes combined. That is up 6% from the same period in 2025. At the same time, the Real Estate Data Aggregator counted 851 homes sold, down 2% from a year before. More choices for buyers, a little less urgency on their side.
Realtor.com also reported that mortgage rates topped 7% for the first time since January 2025. That adds to the pressure on buyers' budgets. CNBC noted that a monthly payment on a median-priced home took roughly 33% of a median family's income in 2025, up from 26% in 2022. Buyers are stretching further, which is one reason they are taking longer to decide.

What this means for sellers right now
Homes are still selling. The Real Estate Data Aggregator counted 908 pending sales across Henderson in the three months ending August 31, 2026, up 0.9% from a year before. Deals are happening. But with 25.0% of metro listings taking price cuts, according to Realtor.com, the sellers who moved were the ones priced right from the start. A sharp opening price is the clearest edge a seller has today.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Henderson's stronger ZIP codes outpaced that. But the wider trend says prices are not sprinting. Steady, not dramatic.
- Henderson's inventory rose 6% while sales dipped 2%, per the Real Estate Data Aggregator.
- Realtor.com put metro price cuts at 25.0%, the highest since 2018. Homes are still selling, but buyers have more room to compare.
- Sellers who price sharply from the start are the ones closing.
