Here is the one thing sellers need to know right now. Realtor.com reported that 25.0% of listings in the Las Vegas-Henderson-North Las Vegas metro had price cuts in September 2026. That is the highest reading since 2018. Price carefully from the start, or you may end up cutting later.

At the same time, the Real Estate Data Aggregator counted 1,296 homes for sale across the Henderson area in the three months ending August 31, 2026. That is up 6% from the same period a year before. More choices mean buyers can compare. Sellers who price too high are easier to skip.

Sales dipped a little too. The Real Estate Data Aggregator counted 851 homes sold across the Henderson area in the three months ending August 31, 2026. That is down 2% from a year before. Not every home sold slowly, but the shift is real.

Mortgage rates are adding pressure too. Realtor.com reported that rates topped 7% for the first time since January 2025. That raises the monthly cost for buyers and makes them more careful about price.

The wider picture adds context. The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. The Henderson area is running ahead of that pace in most ZIP codes, even as more homes come to market.

Realtor.com reported a median home price of $464,900 for the Las Vegas-Henderson-North Las Vegas metro in September 2026. Most Henderson ZIP codes are sitting near or below that mark, which gives buyers a reference point when they compare.

In short
  1. More homes are for sale across Henderson.
  2. Sales dipped a little.
  3. Price cuts in the metro hit their highest share since 2018, according to Realtor.com.
  4. Sellers who price right from day one are still closing near list.
  5. Those who stretch the price are waiting longer and cutting later.

One street can read very differently from the whole ZIP code. A block with newer builds, a busy road, or a popular school zone can shift the numbers in either direction. The ZIP code average is a starting point, not the final word on your home.
