Mortgage rates topped 7% for the first time since January 2025, Realtor.com reported on September 30, 2026. That is the number most likely to change what you do next. Higher rates slow buyers down, but they have not stopped them here.

The Real Estate Data Aggregator counted 933 pending sales across the Henderson area in the three months ending July 31, 2026. That is up 0.3% from the same months of 2025. Demand is holding, even with rates where they are.

More homes to choose from

The Real Estate Data Aggregator counted 1,230 homes for sale in the Henderson area in the three months ending July 31, 2026. That is up 3.4% from a year before. Buyers have a bit more room to shop. Sellers have a bit more competition.

The area also had 1,138 new listings in that same period, down 3.6% from a year before, per the Real Estate Data Aggregator. Fewer new listings coming in, yet inventory is still growing. That tells you homes are sitting a little longer before they sell.

Prices by ZIP code

Realtor.com put the median home price for the Las Vegas-Henderson-North Las Vegas metro area at $464,900 in September 2026. The Real Estate Data Aggregator shows each Henderson ZIP code sitting below that metro figure. Here is how the three months ending July 31, 2026 looked, ZIP by ZIP.

How fast are homes selling?

The Real Estate Data Aggregator counted median days on market ranging from 51 to 62 days across the four ZIP codes. Not every home sold fast. Some waited longer than a year ago.

Realtor.com reported that 25.0% of sellers cut their asking price in September 2026, the highest share since 2018. That is a metro-wide signal worth watching. In the Henderson area, the Real Estate Data Aggregator shows sale-to-list ratios still close to asking price.

Sellers are still closing near their asking price. That said, fewer homes are selling above list. The Real Estate Data Aggregator shows the above-list share down in all four ZIP codes compared with a year before.

Quick sales: about 1 in 4

The Real Estate Data Aggregator shows that roughly 1 in 4 homes in each ZIP went under contract within two weeks of listing. That share is down from a year before in most ZIP codes, but it is still real buyer activity.

Supply is still modest

Months of supply measures how long it would take to sell every home at the current pace. The Real Estate Data Aggregator puts it at 3.5 months in 89015, 3.8 months in 89014, 4.1 months in 89012, and 4.8 months in 89011, for the three months ending July 31, 2026. All four are still below the six months that signals a balanced market.

What about renting instead?

Some buyers are weighing their options while rates sit above 7%. Realtor.com reported that the median asking rent for 0-2 bedroom properties in the Las Vegas-Henderson-North Las Vegas metro area was $1,451 in August 2026. That is down 0.3% from a year before, a small dip. What stands out more: Realtor.com also reported that 69.6% of rental listings in that same market offered a concession in August 2026. Landlords are working harder to fill units. That gives renters more room to negotiate.

The bigger picture

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month in July, they rose 0.3%, seasonally adjusted. The Henderson area is moving in step with that steady, measured national trend.

In short
  1. Rates topped 7%, per Realtor.com.
  2. Inventory is up 3.4% and new listings are down 3.6%, per the Real Estate Data Aggregator.
  3. Yet 933 homes are pending, up 0.3%.
  4. Sellers are still closing near asking price.
  5. The market has more room to breathe, but buyers are still showing up.

All of these numbers cover the three months ending July 31, 2026, and they describe ZIP codes as a whole. One street can read very differently from the ZIP code around it. If you want to know what is happening on your block, just ask.
