Anthem is moving more homes with less supply
Nationally, active listings grew 5.5% year over year in September 2026, according to Realtor.com. But the Real Estate Data Aggregator tells a different story for part of this market. In ZIP 89044, which covers Anthem and Green Valley, inventory dropped 14.3% while homes sold jumped 30.4%. That gap matters if you own or are shopping there.
More sales and less supply usually means sellers hold more cards. Buyers in 89044 may need tighter search criteria and faster decisions. The data covers the three months ending August 31, 2026.
ZIP 89044: Anthem and Green Valley
The Real Estate Data Aggregator counted 240 homes sold in 89044 in those three months. Pending sales rose 30.9% too, so the pipeline looks strong. Homes are taking 74 days at the median, which is 18 days longer than a year ago. Not every home is flying off the shelf. But with only 3.3 months of supply, the market is tighter than it was.
The sale-to-list ratio in 89044 sat at 98.3%, per the Real Estate Data Aggregator. That means most sellers got close to what they asked. Only 5.4% of homes sold above list, down 3.3 points from a year before. Pricing still matters a lot here.
ZIP 89052: Seven Hills
ZIP 89052, which covers much of Seven Hills, tells a softer story. The Real Estate Data Aggregator counted 220 homes sold there, down 9.1% from a year before. Inventory rose 7.7%, and months of supply climbed to 5. That gives buyers a little more room to breathe. The median sale price still rose 8.3% to $649,950, so prices held up even as sales slipped.
ZIP 89074: Green Valley
ZIP 89074 sits in the middle of the three. The Real Estate Data Aggregator counted 171 homes sold, up 8.9%. The median sale price dipped 9.6% to $445,000. That is a real drop and worth noting if you own here. On the other hand, the sale-to-list ratio ticked up to 98.3%, and pending sales rose 12.2%. So buyers are still engaging, even at lower prices.
